2526 Hermosa Ave is big and beautiful…..but given the HUGE listing price of $15M we were surprised to see it go into escrow.  It just closed at a very impressive $13,000,000 but obviously a ways off from the record setting list price.

The home sits on an oversized lot which has allowed for a spacious interior of almost 5,000 feet with multiple levels offering pretty incredible views.    The last 2 major sales on Hermosa Ave……2722 Hermosa Avenue which sold for $11,055,000 in April 2025 (pretty astounding itself at the time) and 3112 Hermosa Avenue which sold for $11,030,000 in 2024 this will be a real litmus test for the non beachfront luxury home market.

The other 2 homes were fairly new construction….while this home was built in 2005 it was EXTENSIVELY remodeld in 2024.  The home is very impressive and the views were fantastic.

The home last sold in 2022 for $5,900,000 prior to the remodel.
