There were 22 closed home sales in December. The average “list” price was $2,813,846 with the average sold price at $2,772,750 meaning that, in general, homes sold well below the original list price. The average price per foot was $1222 and median days on market was only 11 although the average days on market was 110 due primarily to two properties that had been on the market for close to a year. The highest priced home sale of the month was for a 4 bedroom oceanview home that sold for $5,400,000 at 322 Manhattan Ave in the Hermosa Beach sand section. The home was originally listed for $6,099,000 back in May (and was one of the homes that dramatically impacted days on market as it had been on the market for 270 days.)
