What are the Conforming Loan Limits in 2025?
Thank you to our colleagues at Wells Fargo for the following information.
- Conforming loan limits on single-unit properties will rise to $806,500 from $766,550 in most of the country on January 1, 2025. The increase of $39,950 represents a 5.2% gain.
- Of the nation’s 3,143 counties or county-equivalents, 150 will have a conforming loan limit higher than the $806,500 baseline in 2025. The highest conforming loan limit will be $1,209,750, available in 99 counties. See the table below for specific details.
- The conforming loan limit will not change in 2025 in six counties: California’s Napa County; Colorado’s Routt and San Miguel counties; and Utah’s Summit, Wasatch, and Wayne counties.
- In every other county, the single-unit property conforming loan limit will be higher in 2025 than it is today.
- The new loan limits will be available to Wells Fargo customers as soon as our systems are updated, which we anticipate will be mid-December.
