Hermosa’s Big Sale of the Month – 2800 Tennyson Place – $8,100,000

The top Hermosa Beach home sale of the month was a sprawling property in the hills located at 2800 Tennyson Place. The home just recently sold at a price of $8,100,000 after a number of significant price reductions. Originally listed for $10,500,000 in April they reduced from there several times and finally sold when listed at $8,499,000. The home itself was built in 1954 with 4 bedrooms and 3 baths and approximately 3,456 square feet of living space. In reality this was a land sale and the property was marketed an estate sized lot. The location was very unique at the end of an exclusive cul-de-sac and offering protected panoramic ocean views.

October was a great month for real estate and home sales in Hermosa Beach. There were 17 home, townhome and condos salees during the month which is a fairly big number for home sales in Hermosa. The median “list” price was $1,795,000 with an identical median “sold” price of $1,795,000 meaning that most homes sold at full price. The average price per square foot of the homes that sold was $1118 and the average days on market (DOM) was 54.

The highest priced home sale of the month was for an oceanview home in the hills of Hermosa on a sprawling (by beach standards) close to half acre lot.  The address was 2800 Tennyson and it sold for $8,100,000.

Beachfront Home at 2426 The Strand Quietly Sells After Being Pulled off of the Market

The home at 2426 The Strand had been on the market for quite a while and at a variety of different listing prices when pulled off of the market in June. It had been on the market for 365 days and given the original asking price of $19,250,000….wasn’t likely going to sell too quickly. The location was great and the home was nice enough but definitely not anywhere near the almost $20M price point. After several price reductions….eventually down to $12,795,000 it was pulled off of the market. Not too long after it quietly sold off market for the price of $12,000,000 which is still a very impressive number. The property offered a 4 bedroom, 4 bath main home with finished basement plus a detached guest house above the garage. This created a private oasis in between the homes that included a patio and pool area.

This has been a home we’ve talked about for quite a while.  Originally listed in 2016 it’s been on and off the market a number of times with several significant price reductions along the way.  After almost 4 years, the home at 3001 The Strand in north Hermosa Beach  has finally gone into escrow.   It was originally  priced at  $22,900,000.  The current list price is $15,900,000.

September was a great month for both the number of home sales and home prices as well.  The market continued to be impressive with 20 homes, townhomes and condos selling in September of 2020.  That was a nice increase over the 16 a year earlier and the average days on market before selling was a very short 21 compared with 50 in September of 2019.  The median price was a very impressive $2,143,000.
