3004 The Strand in Hermosa Beach was one exception to a very saturated and very slow beachfront market. It recently closed escrow at a number well below the list price, which certainly may be one reason it sold relatively quickly compared with the rest of the market. 3033 was a classic beach house much larger than most original beach bungalows on the Strand. It was listed at $14,800,000 and closed at $12,000,000.

Listed at $12,975,000 this is an older home that could be either a remodel project or tear down for new construction. The current home has a lot to offer but it’s unlikely a buyer in this range would keep the home in it’s current state. What makes this home so special is the location and lot size. March was a busy month for home sales in the coastal community of Hermosa Beach. There were 20 on market home sales which is a very strong number for this small town. Median list price was $1,622,000 with the median sold price at $1,637,500 indicating a VERY strong sellers market. That may change with the current Corona virus impact but that’s yet to be seen. The average price per foot was a very high $1112 and average days on market was 84.
Those prices were all heavily impacted by an oceanfront home sale at 1534 The Strand which was listed just under $10,000,000 and closed for $8,700,000.

Home Sales & Prices for February
February was a very slow month for closed home sales in Hermosa Beach with only 10 homes sold during the month. That’s the fewest home sales in a month over the past 12 months other than December and was half of the home sale numbers during the peak summer months of 2019.
Prices continued to imrpess with the median list prices of $1,549,000 and a median sales price of $1,542,500 indicating that we’re still very much in a seller’s market. Average price per foot for sold homes in Hermosa Beach was $1029. Median days on market was 139 which is fairly misleading as 3 homes had been on the market for over 6 months but the rest a relatively short time on the market.
