Homes, townhomes and condos that sold in Hermosa Beach during April 2022

It was a very strong month for closed home sales in the coastal community of Hermosa Beach with 19 closed sales in April of 2022.

The average “list” price was $1,885,947 with the average sold price at $2,034,055 meaning that, in general, homes sold WAY higher than the list price. Prices were down quite a bit from March but that’s not unusual in Hermosa with the relatively small number of homes each month.

The highest priced home sale of the month was a one story ranch home at 545 21st Street which sat on a coveted and rare 7,400+ foot lot.  The home closed escrow at $3,560,000.

While we’re not aware of the buyers situation it’s most likely that this home sold to a builder as the real value was in the land and location.

The latest luxury home to hit the market recently in the sand section of Hermosa Beach is a remodeled single family ocean view home in a highly desirable location. 

This home last sold in 2013 and seems that they’ve been slowly remodeling ever since. 

2220 Monterey is pretty ideally located just a block to the beach and a very short distance from both the Hermosa Pier plaza area and downtown Manhattan Beach.   Just down the street is the charming little area including Martha’s restaurant, the Bottle Inn and Green Store giving it the small town beach close feel.  While there is a rooftop deck with panoramic views the views from inside the home are surprisingly limited given the location.

The home has been nicely remodeled and updated and has a lot to offer the discerning buyer.  While it’s somewhat hard to envision the home was pretty much completely reimagined from it’s original Spanish style exterior and fairly dark and formal interior spaces.  The owners have done a very nice job in giving it a fresh, bright and open interior.  The home last sold in 2013 for $3,125,000.

Falling in the Holy Cow Category……Fixer Sand Section Townhome Sells $615,000 Over List Price

In a sign that the real estate market apocalypse is now upon us, we were pretty stunned at the sales price on this one.  519 25th was a fairly small detached townhome.  It’s in a great location just a few blocks from the beach but as mentioned it wasn’t overly large, and was a pretty major fixer both inside and out.  We’re not at all surprised that someone bought it…..location, location, location as you know…..but it sold for $615,000 over the list price.  We see single family homes that are fixers or tear downs be all about location and lot size, but with a townhome the options are limited.

The highest priced home sale of March was a 2018 Spanish inspired single family home just steps to the beach.   Originally priced at almost $10,000,000 back in 2020 this home took a while to sell and closed at $8,565,000. 

The home offered a corner lot location just steps to the beach on the border of Hermosa and Manhattan.   The home offered some great views especially from the roof deck.  Despite the original price we still thought that the mid $8M price was still on the high side.

It was a much busier month for closed home sales in the coastal community of Hermosa Beach with 20 closed sales this past month compared with only 8 in February. The average “list” price was $2,549,753 with the average sold price at $2,592,274 meaning that, in general, homes sold well higher than the list price which had not been the case the prior months.

The highest priced home sale of the month was a extensively remodeled corner lot ocean view single family home in the sand section at 108 35th Street that closed a t a fairly astounding $8,565,000.
