It wasn’t all that long ago that a single beachfront home for sale on The Strand in Hermosa Beach was pretty rare. Oh how things have changed with 7 homes and properties currently for sale.  Combine that with another 5 homes for sale on the Manhattan Beach Strand and that’s a very high percentage of the total number of beachfront homes.

Home Sales & Prices for February

February was a very slow month for closed home sales in Hermosa Beach with only 10 homes sold during the month. That’s the fewest home sales in a month over the past 12 months other than December and was half of the home sale numbers during the peak summer months of 2019.

Prices continued to imrpess  with the median list prices of $1,549,000 and a median sales price of $1,542,500 indicating that we’re still very much in a seller’s market.  Average price per foot for sold homes in Hermosa Beach was $1029.  Median days on market was 139 which is fairly misleading as 3 homes had been on the market for over 6 months but the rest a relatively short time on the market.

Real Estate Recap – January 2020 Hermosa Beach Home Sales and Prices

January was a fairly typical month for home sales in Hermosa Beach with 12 on market homes that sold.  The notable sale of the monthly was for a beachfront home at 22 The Strand which sold for $5,610,000 after several price reductions.  The median list price was $1,595,000 with a median sold price of $1,558 indicating a pretty solid sellers market.  The median price per foot was $958.77.

Notable Sale on the Beach – 2120 The Strand is In Escrow

While it hasn’t officially sold and is only “in escrow” the sale at 2120 The Strand is fairly notable as that’s the very high end of the market in Hermosa Beach. This ultra luxury market on The Strand in Hermosa and Manhattan has been very slow and it’s not uncommon to see this level home sit on the market for a year or more.  The home offers a great location for the Strand as it’s walkable to the Hermosa pier area but not too close to deal with any of the congestion.  The home features 5 bedrooms and 5 baths on 3 levels and just under 3,700 square feet.  List price is $9,950,000.  There are several other homes available on The Strand in Hermosa as well as oceanfront Strand homes in Manhattan Beach.
