Take a look below at all of the homes that sold in the “valley” section of Hermosa Beach.  This is the part of Hermosa that is west of PCH but east of Ardmore.  As most of it is on a hill homes often have some sort of ocean view. There were 54 on MLS home sales in the valley section in 2021 with an average list price of $2,082,174 with an average sales price of $2,101,732 meaning this was one of the rare areas in which homes generally sold below the list price. The average price per square foot in the area was $1036 and homes averaged 23 days on the market. The top sale of the year was imrpressive ocean view estate located at 2805 Tenyson that closed at $15,800,000.

Hermosa Beach, from a realtor perspective, is broken into three distince areas or sections.  Although it’s a very small town the home prices can vary considerably and, not surprisingly, they tend to go down as you get further from the beach.  Here’s a bit of a recap on January and how the various “sections” of Hermosa Beach compared with one another.  If you’re not familiar with Hermosa real estate, the small coastal city is broken into the “sand section” which is west of Valley, the Valley section which generally extends from Valley up to PCH and east Hermosa or the hill section which is everything east of PCH.
