Several Beachfront Strand Homes Coming on the Market in Hermosa Beach

We’re getting word that several beachfront homes are coming to the market in the near future. At least 3 properties, all distinctly different, will be added to the already crowded beachfront market. Of the 3 we’ve heard of one is a corner lot that the owners had intended to build on (but may be changing their plans) the other is an older beach home in northern part of the Strand that will likely be a lot sale but could be rehabbed, and the other is an oversized home and lot that’s been on the market a few times in the past. It’s a challenge give the architecture and very personalized choices, but they’re recently painted to make the exterior look a little more fitting. Beachfront Home with Old School Feel – 3033 The Strand in Hermosa Beach

3033 The Strand in Hermosa Beach was just recently relisted and while we’re a bit biased (we love older beach homes with that original beach look and feel) this is an interesting home due to the beach frontage.  Originally listed in the spring of  2019, the home came out at $19,000,000.  A few price reductions later it was eventually taken off the market.  It’s recently come back on for a more reasonable $14,900,000.  The home was built in 1932 so it’s been an iconic property on the Strand for almost 100 years.  Sitting on 45′ wide lot it’s ideally located in north Hermosa so just a bit quieter than homes closer to the pier.  Although it is most likely being sold strictly for the land, the current home offers 6 bedrooms, 7 baths and a bit over 4,000 square feet.

Pending Sales in Hermosa WERE on the Rise and then……..

We were seeing a really nice increase in homes going under contract in Hermosa Beach which was a great sign.  Inventory has been tight and it was great to see the inventory and pending sales on the rise.  It went from 9 in December, to 15 in January, to 18 in February…..then we started to see the impacts of the shutdown.  Only 12 pending sales in March and as of today, 4/11  there are only 11.  Let’s hope that things turn around quickly when the world starts working again.

Homes in Hermosa Beach offer a lot…the biggest appeals may be the proximity to the ocean and the views. One of the attibutes you don’t usually get is large yards and outdoor space. They’ve made great use of the space and the backyard offers a resort like setting rivaling the best hotels.  A beautiful pool and spa, waterslide, sports court, bar area and more…..not a bad place to be quarantined.  Listed by Compass this is a home unlike just about anything in Hermosa or the South Bay in general.  The home last sold in 2017 for $7,700,000 and is currently priced at $10,500,000.

March 2020 Hermosa Beach Home Sales and Home Prices

March was a busy month for home sales in the coastal community of Hermosa Beach. There were 20 on market home sales which is a very strong number for this small town. Median list price was $1,622,000 with the median sold price at $1,637,500 indicating a VERY strong sellers market. That may change with the current Corona virus impact but that’s yet to be seen. The average price per foot was a very high $1112 and average days on market was 84.

Those prices were all heavily impacted by an oceanfront home sale at 1534 The Strand which was listed just under $10,000,000 and closed for $8,700,000.
