Hermosa Beach Home Prices for April

Homes, townhomes and condos that sold in Hermosa Beach during April 2022

It was a very strong month for closed home sales in the coastal community of Hermosa Beach with 19 closed sales in April of 2022.

The average “list” price was $1,885,947 with the average sold price at $2,034,055 meaning that, in general, homes sold WAY higher than the list price. Prices were down quite a bit from March but that’s not unusual in Hermosa with the relatively small number of homes each month.

The highest priced home sale of the month was a one story ranch home at 545 21st Street which sat on a coveted and rare 7,400+ foot lot.  The home closed escrow at $3,560,000.

The latest addition to the beachfront home market in Hermosa and Manhattan is 212 The Strand in the sand section of Hermosa Beach.  This address may sound familiar as it actually sold back in July of 2020 for $8,200,000. 

It’s back again with a significant price increase and is currently listed for $10,500,000.  The home was built in 2018 and features 4 bedrooms, 6 baths and almost 4,400 square feet.  It’s located at the very southern end of the Strand which is a bit busier and generally sells for less than similar homes north of the pier.  The home sits on a 2,374 foot lot with 30 feet of beach frontage.

Take a look below at all of the home, townhomes and condos that sold in the area of Hermosa Beach that’s east of PCH (Pacific Coast Highway).  This is usually the most affordable area in Hermosa but often great views in this neighborhood can impact prices considerably.  You can also see the homes that sold in the “sand section” in 2021 as well as in the “valley section” of Hermosa.

There were 89 on MLS home sales east of PCH during 2021 with an average “list” price of $1,954,062 with an average sold price of $1,989,879 meaning that homes generally sold WAY over the asking price. The average price per foot for the year was $910 and homes averaged 33 days on market before going pending.

The highest price home sale of 2021 in Hermosa Beach was, surprisingly, not a beachfront home on The Strand.  The top honor went to a spectacular hillside estate that offered the best of luxury living.  Located at 2807 Tennyson Place, the home was similar to something you would find in the Manhattan Beach hill section.  Offering huge ocean views, a massive 20,000+ foot lot, a true private estate feel with gated entrance and luxuriously long driveway.  Indoor and outdoor spaces were equally spacious and inviting.  The oceanview pool deck blended seemlessly with impressive interiors.  The home itself offered 4 bedrooms as well as a fully functional 2 bedroom guest house.  Originally listed for $16,950,000 the home closed escrow in February for $15,800,000 after 84 days on the market.

Take a look below at all of the homes that sold in the “sand” section of Hermosa Beach.  This is the part of Hermosa closest to the beach and usually the most expensive of the 3 “sections”.

There were 127 on MLS home sales in the sand section in 2021 with an average list price of $3,094,031 with an average sales price of $3,055,633 meaning this was one of the rare areas in which homes generally sold below the list price. The average price per square foot in the area was $1319 and homes averaged 54 days on the market.

The top sale of the year was not surprisingly a beachfront home located at 1830 The Strand.  The new consruction home sold for $11,570,000.
