The latest addition to the very crowded beachfront home market in Hermosa Beach is an original beach duplex located at 44 The Strand. Built in 1923 this property is one of the original beachfront homes and one of the few that remain from this historic era. The property will likely sell for land value and get torn down which is too bad but the way it goes in this real estate climate. Currently a duplex with a 3/2 and a 2/1 unit. The actual location on the Strand is somewhat of a challenge (if a beachfront location can be a challenge) as it’s one of the very first homes as you go from Redondo to Hermosa and this is always a bit of a negative from a value standpoint. The real appeal, however is that this is a lot and a half with a pretty significant 45 feet of beach frontage. This property last sold in July of 2019 for $5,600,000
One of the newest listings to hit the real estate market in Hermosa Beach is new construction single family home with incredible ocean views located at 720 24th Place in the Hermosa “valley” section. Designed by local architect Jon Starr, the clever design and wide lot allows for a home that has a much more open feel than most in the area. The home boasts panoramic ocean and Palos Verdes views and despite the immense 4,500 square feet (estimated) it has a much cozier look and feel as the entire upper level is open and inviting. Located west of PCH and just up the street from Valley Park, the home offers a quiet neighborhood just a short distance to the beach and downtown areas.

Just Sold! – Ocean and golf course view Villa at the Terranear Resort in Palos Verdes
Just sold! We are proud to announce our latest home sale in the South Bay. (represented the buyers)
We had the opportunity and priveledge of representing wonderful buyers in the purchase of this incredible villa at the ocean front Terranea resort in Palos Verdes. This incredible property had just recently been remodeled with a luxury coastal feel worthy of the location.
Terranea ownership is unique in that the owner is restricted to 90 days a year of personal use and it is available for rental by the resort the rest of the year. This was part of the arrangement with the California Coastal Commission with the development of the old Marine World property in such an ideal location.
The resort is world class and the owners (and renters) have access to incredible facilities including fitness center, multiple pools, luxury spa and wellness center, and incredible dining ranging from oceanfront casual to formal affairs. Terranea also has a spectacular par 3 golf course on property.
As an owner you not only have access to the abundance of resort amenities but a long list of additional features including:
24-hour owners’ concierge
Designated owners check-in service
Owners golf cart service
Limo service for owners when traveling within 5 miles of the resort
Priority reservations at all restaurants while in residence
Priority access to cabanas while in residence
Owners lockers at spa
On-site storage for oversize items (surfboards, kayaks, etc.)
Exclusive Owners Events
Discounted golf at our 9-hole Executive Course
Private in-room chef and grocery service (for fees and cost of goods)
Annual use of an ocean view Board Room for a private event
The highest priced home sale of March was a 2018 Spanish inspired single family home just steps to the beach. Originally priced at almost $10,000,000 back in 2020 this home took a while to sell and closed at $8,565,000.
The home offered a corner lot location just steps to the beach on the border of Hermosa and Manhattan. The home offered some great views especially from the roof deck. Despite the original price we still thought that the mid $8M price was still on the high side.
Let’s take a quick look at the real estate market in Hermosa Beach during February. Only 8 homes sold during the month but had an impressive median home priced of over $2,100,000. Average price per foot was $1,215 and days on market of 24.
337 26th Street, Hermosa Beach - Sold at $6,135,000
New construction ocean view home just blocks to the beach
One of the most recent sales of new construction in the sand section was a 4 bedroom Cape Code styled single family home that just closed escrow at an impressive $6,135,000.
The home sold slightly below the list price of $6,150,000. The $6.0M+ price would certainly not been the price a year earlier but it does show just how quickly the market has moved up for new construction ocean view homes in this highly sought after neighborhood. The home offered some nice southwest views of the ocean, Catallina and PV but not much of a view straight west.
Located in the north sand section of Hermosa it was just 2 short blocks to the beach and steps to the very popular Valley Park. It’s also steps to the new Hermosa Vista School which is both a positive and a negative.
