The latest addition to the beachfront home market in Hermosa and Manhattan is 212 The Strand in the sand section of Hermosa Beach. This address may sound familiar as it actually sold back in July of 2020 for $8,200,000.
It’s back again with a significant price increase and is currently listed for $10,500,000. The home was built in 2018 and features 4 bedrooms, 6 baths and almost 4,400 square feet. It’s located at the very southern end of the Strand which is a bit busier and generally sells for less than similar homes north of the pier. The home sits on a 2,374 foot lot with 30 feet of beach frontage.
Take a look below at the homes that sold in Hermosa Beach during the month of January 2022. It was a fairly slow month for closed home sales in this small coastal community with only 13 on MLS homes closing escrow during the month. There were 22 closed home sales in December. The average “list” price was $2,813,846 with the average sold price at $2,772,750 meaning that, in general, homes sold well below the original list price. The average price per foot was $1222 and median days on market was only 11 although the average days on market was 110 due primarily to two properties that had been on the market for close to a year. The highest priced home sale of the month was for a 4 bedroom oceanview home that sold for $5,400,000 at 322 Manhattan Ave in the Hermosa Beach sand section. The home was originally listed for $6,099,000 back in May (and was one of the homes that dramatically impacted days on market as it had been on the market for 270 days.)
Take a look below at the homes that sold in Hermosa Beach during the month of December. It was a good month for closed home sales in Hermosa with 22 on MLS homes closing escrow during the month. The average “list” price was $2,835,541 with the average sold price at $2,880,409 meaning that, in general, homes sold well above the list price. The average price per foot was $1214 and median days on market was only 18.
