Built in 1923 this property is one of the original beachfront homes and one of the few that remain from this historic era.  The property will likely sell for land value and get torn down which is too bad but the way it goes in this real estate climate.  Currently a duplex with a 3/2 and a 2/1 unit.  The actual location on the Strand is somewhat of a challenge (if a beachfront location can be a challenge) as it’s one of the very first homes as you go from Redondo to Hermosa and this is always a bit of a negative from a value standpoint.  The real appeal, however is that this is a lot and a half with a pretty significant 45 feet of beach frontage.  This property last sold in July of 2019 for $5,600,000

Beachfront Triplex at 528 The Strand Returns to the Market

This beachfront triplex at 528 The Strand just hit the market but, in reality has been on and off the market for a very long time.  The property last sold in 2017 for $5,600,000 and came back on the market in October of 2019 for $6,499,000.  The triplex was pulled off of the market for a year or so and made a return early in 2021 for the same price.  It was later reduced to $5,999,000 and didn’t selll and was pulled off again after a few months.

It has now made it’s triumphant return back at the same $6,499,000 number.  The market is a bit different but things seem to be fairly slow on the Hermosa Beach Strand market with 8 beachfront homes or properties now for sale.

The latest addition to the beachfront home market in Hermosa and Manhattan is 212 The Strand in the sand section of Hermosa Beach.  This address may sound familiar as it actually sold back in July of 2020 for $8,200,000. 

It’s back again with a significant price increase and is currently listed for $10,500,000.  The home was built in 2018 and features 4 bedrooms, 6 baths and almost 4,400 square feet.  It’s located at the very southern end of the Strand which is a bit busier and generally sells for less than similar homes north of the pier.  The home sits on a 2,374 foot lot with 30 feet of beach frontage.

2021 Year in Review – Hermosa Beach Home Sales and Property Prices

What an incredible year it was for home sales and prices in Hermosa Beach CA.  There were 271 on MLS home, townhome and condo sales in 2021.  The average list price of the homes that sold was $2,512,435 with the average “sold” price at $2,509,993. Average price per foot was $1126.93. The medial “list” price for the year was $2,025,000 with the median sold price at $2,195,000. The highest priced home sale of the year was surprisingly not beachfront on the Hemosa Strand.  It was actually a home in the “valley” and was an ocean view estate home at 2805 Tenyson that closed at $15,800,000. The luxury home offered 6 bedrooms, 8 baths and over 6,000 square feet. The lowest priced home of the year was a one bedroom condo in the Victorian at 2411 Prospect that sold for $590,000
