The average price of the Hermosa Beach homes that sold in May topped $3,000,000. What a month it was with the average price at $3,034,211 to be exact. There were 19 closed home sales and it didn’t hurt that one of them was a beachfront single family home at 732 The Strand that sold at $8,500,000.

One of the latest additions to the market in Hermosa is a very nice 4 bed, 3.5 bath single family home located at 732 The Strand.  The home offers approximately 30 feet of beach frontage on three levels.  The home was designed by architect Michael Lee with a modern look and feel…..open spaces, retractable Fleetwood window walls and more.

The latest addition to the beachfront home market in Hermosa and Manhattan is 212 The Strand in the sand section of Hermosa Beach.  This address may sound familiar as it actually sold back in July of 2020 for $8,200,000. 

It’s back again with a significant price increase and is currently listed for $10,500,000.  The home was built in 2018 and features 4 bedrooms, 6 baths and almost 4,400 square feet.  It’s located at the very southern end of the Strand which is a bit busier and generally sells for less than similar homes north of the pier.  The home sits on a 2,374 foot lot with 30 feet of beach frontage.

Take a look below at all of the homes that sold in the “sand” section of Hermosa Beach.  This is the part of Hermosa closest to the beach and usually the most expensive of the 3 “sections”.

There were 127 on MLS home sales in the sand section in 2021 with an average list price of $3,094,031 with an average sales price of $3,055,633 meaning this was one of the rare areas in which homes generally sold below the list price. The average price per square foot in the area was $1319 and homes averaged 54 days on the market.

The top sale of the year was not surprisingly a beachfront home located at 1830 The Strand.  The new consruction home sold for $11,570,000.

If you’re looking for a beachfront home in the Hermosa Beach and have been chased away by the 8 figure prices, 8 The Strand might be something to consider. 

The newest listing on the fairly crowded beachfront home market on the Hermosa Beach Strand is also considerably less expensive than any other current listing.  8 The Strand is at the very beginning of The Strand in Hermosa the location and lot size makes for a very different price point than other beachfront homes. 

Listed at $5, 149,000 the home is in pretty original condition and offers 2 bedrooms, 2 baths and over 2,000+ square feet on a 2,545 foot lot with approximately 30 feet of beach frontage.  Normally this would be a lot sale to a builder but the new construction Strand market has been pretty slow so we’ll have to wait and see if a builder scoops this up.  One of the challenges with location (if you can say a beachfront home has location challenges) is that this is the 2nd home from the end of the Strand putting it pretty close to some less desirable spots (beach parking lot, AES power plant, etc) but the views and steps to the sand are hard not to love.  View all of the homes for sale on The Strand in Hermosa Beach.
